How the comparison works

For each scenario, the tool subtracts the entered percentage fee, legal costs, preparation costs, other route-specific costs and the non-recoverable monthly waiting costs for the number of months you entered.

It then compares the two estimated cash positions. It does not choose a winner for you.

Why we separate mortgage interest from the full payment

A full mortgage payment may contain principal repayment as well as interest. Principal normally increases your equity, so treating the whole payment as a lost cost can exaggerate the economic cost of waiting. Use the interest/finance element if you know it.

Use evidence, not guesses

Use independent estate-agent valuations, written buyer or auction terms, conveyancing quotes and your actual monthly bills. A faster route may involve a lower price; an open-market route may involve more time and uncertainty.
