What could estate-agent fees look like across England in 2026?

A transparent regional estimate using official June 2026 UK House Price Index values and MoneyHelper's reported average 2026 estate-agent fee of 1.42% including VAT.

These figures isolate one common selling expense: estate-agent commission. They are not estimates of every cost involved in a sale.

What stands out?

Because the illustrative commission is percentage-based, higher regional property values create a larger cash fee even when the percentage is identical. On this model, London is roughly £7,865 versus about £2,351 in the North East.

This does not mean every seller will pay these amounts. Actual fees vary by agent, contract, sale price and service.

Why this matters

A percentage that looks small can translate into several thousand pounds. Sellers should compare the percentage, whether VAT is included, the service provided and the contract terms—not just the headline rate.

Methodology and sources

Formula: regional average property price × 1.42%.

Regional prices are the June 2026 UK House Price Index provisional averages for England. The 1.42% assumption is MoneyHelper's stated average estate-agent fee for 2026, including VAT. MoneyHelper also says typical fees can range from 0.75% to 3.5% of the selling price.

The table is an illustrative planning analysis, not a quote, valuation, forecast or statement of what a particular homeowner will pay. It excludes conveyancing, EPCs, removals, mortgage charges, leasehold administration, repairs, moving costs and other possible expenses.
