Estate agent fees calculator: how the percentage works

What should I include in the selling-cost estimate?

Agent commission is only one part of the total. Depending on your sale, you may also need to budget for conveyancing, an EPC, removals, repairs or presentation work, mortgage exit charges, and the cost of holding the property while the transaction progresses.
